The carpet had already been cleaned once
A near-new carpet in a new-build Henderson house, left in a bad way by outgoing tenants. The owner had already done the sensible thing and paid to have it professionally cleaned before he called us.
It came back smelling worse than before.
That is not bad luck and it is not mysterious. Pet urine soaks past the pile and into the backing, where it dries and goes quiet. Put water into it and it wakes up. The salts re-dissolve, the smell comes back with them, and if most of that water does not come out again you have made the problem bigger than you found it.
The carpet looked marginally better. The room was harder to stand in.
Then we turned the lights off
Urine fluoresces under ultraviolet light. It is the one kind of contamination you can survey rather than guess at — the difference between treating what you can see and treating what is actually there.
The lamp showed contamination across the room, not the two or three spots anybody would have pointed at. Large areas around the bed, and a scatter of marks that were completely invisible in daylight, including several nobody in the house knew about.
This is where the job changed, and it is worth saying plainly. We had already quoted, sight unseen, and the quote was too low for what was on that floor. So we photographed it under the lamp, sent him the pictures, and told him what it would actually take — and what it would cost — before touching anything.
He said yes straight away. His reasoning, not ours: the carpet was nearly new, replacing it would cost several times the clean, and the next tenant might do exactly the same thing again. He would rather spend properly once and hand over a carpet the next people could live with.
What we did
Heavy vacuum first, before any water. HEPA machine with a counter-rotating brush, slow overlapping passes. The volume of pet hair that came out of a carpet that had already been cleaned is the part most people find hard to believe. Nothing wet goes down until that is gone — wet soil is far harder to remove than dry.
Enzyme, everywhere the lamp lit up. Not spot-treated. Urine is not a stain you lift, it is organic material that has to be broken down, and that takes an enzyme and it takes time. Sprayed heavily, agitated in, then left to dwell properly.
A hydrogen-peroxide based sanitising spray, once the enzyme had been given its full dwell.
Hot-water extraction, then a conditioning and deodorising rinse. Heavy extraction — on a job like this, what comes back out decides the result.
Then the rest of the room. Urine smell does not stay politely in the carpet; it is in the curtains and the wall linings too. So the room got a proper freshener at the end. Cleaning the floor and leaving the room smelling is half a job.
What came back, and what didn’t
The carpet came back to near-new, and the smell went with it — which was always the actual brief. The marks lifted.
One didn’t. A fizzy-drink stain in the guest bedroom, which was never part of the quote and was never going to respond to a general clean — that needs its own treatment, and we said so rather than quietly hoping. It is in the photographs above, before and after: nearly gone, and honestly still there. Everything else came out.
Why he cleaned instead of replacing
Worth recording, because it is the real question behind a lot of these calls. He had a nearly-new carpet, a bad smell, and a quote from us that had just gone up.
Replacing it would have cost several times the clean, and nothing would have stopped the next tenant putting him in the same position twelve months later. He chose the clean, paid the higher figure without argument, and got a carpet the next tenant can live on.
