A 1970s carpet is a different job from a 2010s one
Most of Massey's housing stock went up between 1970 and 1979, and that is the single most useful thing to know before turning up. A carpet in a fifty-year-old house has usually been replaced once or twice, but the underlay often has not — and old underlay is where years of fine soil ends up sitting. It changes how much water the floor can take and how long it holds it, which is why we meter the drying here rather than assume it. It is the opposite problem to newer Henderson stock, where the pile is modern synthetic and the question is heat settings, not history.
The motorway splits the suburb, and that is a scheduling fact

Farmland until recently — and the clay remembers
This was pastoral farmland on gently rolling ground until the subdivisions arrived, and underneath it is Waitematā Group rock weathering down to heavy clay. Clay does not behave like sand.
